What is stamp duty?
It is a direct tax paid to the state government to legally validate property documents during registration. Without paying stamp duty, a sale deed has no legal standing in court.
Why do stamp duty rates differ across states?
Stamp duty is a state subject under the Indian Constitution, so each state and union territory sets its own rate, and rates can also vary by property type, location (urban/rural) and gender of the buyer.
Do women get a discount on stamp duty?
Many states offer a concession of 1-2% on stamp duty for properties registered solely in a woman’s name, to encourage property ownership among women — this calculator applies it automatically for Delhi, Haryana, Uttar Pradesh, Punjab, Rajasthan, Odisha and Bihar when “Female” is selected.
Is the registration fee also lower for women?
Usually not — the 1% registration fee is typically charged at the same rate regardless of gender. Gujarat is a notable exception: it fully waives the registration fee for property registered solely in a woman’s name (male or joint ownership is still charged 1%), which this calculator applies automatically when “Female” is selected and Gujarat is chosen.
Is stamp duty refundable?
Stamp duty is generally non-refundable once paid. Some states allow a partial refund if the transaction is cancelled within a specified timeframe, subject to deductions.
Are these rates always accurate?
State governments revise stamp duty and registration rates periodically, and some rebates apply only to sole ownership (not joint) or up to a property value cap. Use this calculator for estimation, and confirm exact current rates with your local sub-registrar office before a transaction.
